Does Select Homes offer any alternative without an up front
fee?
Yes, if you prefer a cost-saving option with no up-front
fee, we also offer a more traditional percentage based
program. This program lowers your overall commission rate
but we split the commission in a way that does not reduce
the agent incentive to bring buyers. This option also
includes supplemental advertising at our expense. While your
savings may not be as great, this is still a superior way to
sell faster and save commissions!
- Is
the up front fee of $299 refundable if I don't sell?
No, that's our actual out of pocket cost to process your
listing and it is a one time fee - you may continue to
extend the listing at no additional cost until your property
sells!

How necessary and expensive is this "supplemental"
advertising?
Because
of SelectHomes& Services volume discounts, most sellers are
surprised how inexpensive it is. Full color ads in local
real estate magazines, like that shown here, start as low as
just $42.50 for a month of exposure. As to necessity, that
is more a matter of your urgency to sell. Ads do generally
increase your activity level, and our program options
provide excellent exposure to the vital out of town market.
However, the MLS and extensive Internet exposure already
included in our base fee remain the industry's most powerful
marketing tools. The beauty of the Select Homes advertising
options is that you are in control. If you're looking for a
faster sale, you're not at the mercy of your agent to decide
if additional advertising is warranted.

Will other agents show my listing?
Absolutely! Because of Select Homes & Services unique
commission split, we keep the selling commission competitive
with other listings while our cost-saving listing fee gives
you the ability to price better than your competition. Sales
agents know their buyers are looking for the best deal in
the market place and they won't risk losing a sale,
especially when they'll still collect their full commission.
The proof is in our statistics - during the last 3 years
nearly 2/3's of all Select Homes & Services listings were
sold by agents from other companies.

With Myrtle Beach being one of the "hottest real estate
markets", do I really need help?
